I am not a fan of agents who do not take the time to educate their clients about the home buying and selling process. A quick and easy conversation is all you need to make everyones job and role in the home selling process easy.
This is how I prepare My Sellers:
Tomorrow I will put your home on the market. Licensed real estate agents will schedule showings via ShowingTime and it is up to you to confirm the showing request. I will do my best to make sure that every buyer that walks through your door is qualified, because there is no reason for unqualified people to view your home. Some agents don’t pre-qualify their buyers and like giving neighborhood tours, some do qualify them – we love pre-qualified buyers. Once they schedule the showing and you confirm it, they may not show up, they may be late. Either way I will follow up with them and try to make it as easy as possible to reschedule the showing. We want qualified buyers looking at your home. Right? Do you like a deal? Yes. I do to. And so does every buyer looking for a home. They don’t want to pay more than they have to for your home. They may submit a low ball offer. If you don’t like it, don’t get offended. I will help you draft a counter offer. We always counter every offer because that offer could be based on some crazy HGTV logic or some advice their great uncle gave them. We never let a qualified buyer who is interested in your property walk away. I will help you negotiate the best price for your home and sell it as quickly as possible. Sound good? Great.
