Open House Secret #1 – Get valuable feedback from the actual market!
Looky lou’s are valuable. Many people go to open houses for fun and many of them have toured more houses over the years than the typical agent! Their input and feedback should be welcomed!
Nosey neighbors are valuable. The nosey neighbor knows more about the neighborhood than you do! They live there 24/7! Why on earth would you ignore them? The typical agents doesn’t care about consumers, they only care about someone looking to buy or sell right now (if then). An exceptional agent goes above and beyond by making an open house valuable, welcoming, and productive for everyone.
Open House Secret #2 – Provide the real estate consumer with a glimpse into the local real estate market.
I went to an open house about 6 months before we considered moving. It was important to see what type of house we could get for our money in that area. And you know what happened? We were so amazed with what you could get compared to where we were, we soon after made the decision to move! We had no idea that we could buy a house like the one we had driven by in aww for so many years. We escaped the DC beltway and crowds to Loudoun county as much as we could on the weekends. Open houses were our first foot in the door. Never forget who your consumer is…and never ignore the ones who are “just looking.” But you have to ask the right questions
Typical real estate agents just say, “make yourself at home, let me know if you have any questions.” A better question to ask, is “ what brought you to our open house today?
Lazy agents will tell you that open houses never result in the sale of the home directly. But if you don’t hold an open house, there is 100% chance that it will not produce a buyer.
Don’t do an open house and you are dependent on chance and 1 (buyer) is always better than 0. That is your decision to make, just understand what you may be giving up and make sure you have a plan to compensate for it. Lazy agents have a post and pray or set it and forget mentality. They post an ad and pray people show up. They set out a few signs and forget to do anything else. Then they sit back and wonder why no one shows up.
Greedy agents will insist on holding open houses every weekend for two main reasons: 1) generate leads for themselves 2) increase the chances of double dipping on the commission [dual agency].
Other agents may offer a bucket of excuses as to why you don’t need an open house. Security issues, the time of year is wrong, the market is slow, it’s too hot or too cold, too wet or too dry, too close to holidays/vacations, not close enough to town, and so on…
You want an agent who understands what it takes to make an open house successful and is willing to go the extra mile to make it exceptional.
